Website Search Scope · Prepared for
Viviana Cherman
Elation Real Estate · Pleasanton and the Tri-Valley
One project on VivianaCherman.com. We audit the whole site, fix what is holding it back, rebuild how search engines and AI assistants read who you are, and hand you a written report and live tracking so you can watch your position move.
Four parts, done in order.
You just redesigned the site, so the design work is done. This is everything underneath it: what search engines can read, what AI assistants say about you when somebody asks, and whether the towns you actually sell in are attached to your name.
The Audit
A full read of every page and post on the site, plus what the rest of the internet currently believes about you.
- Technical crawl of every page, post and listing URL
- Indexing and sitemap review, including the old IDX listings feed
- Speed, Core Web Vitals and mobile experience on the Elementor build
- Titles, descriptions and heading structure across the whole site
- Structured data review, meaning what search engines currently think the site is about and who it belongs to
- Images, alt text and accessibility
- Local search review for Pleasanton, Danville, Livermore, Dublin and San Ramon
- AI visibility check: what ChatGPT, Perplexity, Gemini and Google AI Overviews actually answer when somebody asks for a Tri-Valley realtor
- Side by side against the agents currently ranking above you in your own towns
The Backend Work
The fixes we make for you, hands on, inside the site. This is the part most agents never get done.
- Consolidate to one search plugin so the site stops handing search engines two conflicting sets of instructions
- Rewrite every page title and description around the towns you sell in, not a generic national label
- Rebuild the structured data so you are the identity attached to the site, with your name, license, brokerage, phone, service area and languages
- Add real estate agent and local business markup that search engines and AI assistants can quote
- Fix heading structure and link your town pages, blog and listings together properly
- Clean the sitemap and clear out the dead entries
- Alt text on the images that carry weight
- Speed work: image handling, script load and the Core Web Vitals that feed ranking
- Canonical tags, redirects and crawl hygiene
- An llms.txt file so AI assistants have a clean summary of who you are and what you cover
Recommendations
A written plan for the content side, ordered by what will move first, so you always know the next thing to do.
- A page by page plan for Pleasanton, Livermore, Dublin and San Ramon, what to add and in what order
- A Danville plan, because you introduce yourself as a Pleasanton and Danville realtor and Danville does not have a home of its own yet
- A Spanish search plan, because you are bilingual and there are buyers in the Tri-Valley searching in Spanish who never see an English page
- Blog topics shaped as the questions people actually type and ask out loud, which is what AI assistants quote
- Google Business Profile alignment so your name, phone, address and service area match everywhere
- Review and testimonial markup so your Happy Clients page does work in search instead of just sitting there
- Where your listings and IDX pages fit, and which ones are worth indexing
- The whole list prioritized, highest impact first
Tracking and the Report
Set up so you can see where you rank as you go, and never have to take our word for it.
- Google Search Console verified, connected and read properly
- Analytics checked end to end so what is on the site is genuinely recording
- Rank tracking switched on for your towns and your core search terms
- A baseline snapshot taken before we touch anything, so the change is provable
- A complete written report in plain English, no jargon
- A walkthrough call so you know what changed, why, and what it is doing
- Everything documented, so any developer you use later can pick it straight up
About three weeks, start to finish.
Your site stays live the whole time. Nothing about the look or the layout changes, because that is not what this is.
Day one
Access and a short call
We get the WordPress login and access to your Google Business Profile, and have a quick call to confirm the towns and the search terms that matter most to you. That is the only setup you have to do.
Week one
The audit and the baseline
We crawl the whole site, run the AI visibility checks, look at who is ranking above you and why, and take the baseline snapshot. Nothing is changed yet, on purpose, so we can prove what moved later.
Week two
The backend work
We do the fixes. Plugin consolidation, titles and descriptions, structured data, markup, internal links, sitemap, alt text, speed. This is the heavy week and it all happens on our side.
Week three
Recommendations and tracking
We write the content plan, get Search Console and rank tracking wired up, and confirm your analytics is genuinely recording rather than just installed.
End of week three
The report and the walkthrough
You get the full written report and we get on the phone and walk you through it. Search results take a few weeks to catch up after work like this, so the tracking keeps running and you can watch it move.
Two logins and two short calls.
That really is the whole ask. You keep selling houses and we do this in the background.
Your side
Under an hour, total- Admin login to the WordPress site
- Access to your Google Business Profile
- A short call at the start to confirm your towns and your priorities
- Tell us anything you already know is broken or bugging you
- A walkthrough call at the end
You never have to touch the backend yourself, and you never have to learn any of it.
Our side
Everything else- The full technical, content, local and AI visibility audit
- Every backend fix listed above, done for you
- The structured data rebuild so the site reads as you
- Speed and Core Web Vitals work
- The written content and local authority plan
- Search Console, analytics and rank tracking set up and verified
- A baseline snapshot before anything changes
- The complete written report and the walkthrough call
- Documentation so nothing here is locked to us
We work on a copy of your settings first and we do not touch your design, your photos or your layout.
The goal is simple. Somebody in Pleasanton or Danville goes looking for a realtor, and your name is the one that comes back.
Whether they type it into Google or ask an assistant out loud
